The London Borough of Hammersmith and Fulham employed Axis Europe to complete a programme of refurbishments at nine residential blocks, including Ashchurch Park Villas. The project comes as part of Axis’ successful bid to tender for the South East Consortium’s Internal and External Works Framework (Lot 1 Major Refurbishments).

The scope of refurbishment works included the addition of new rear exit block doors, front doors and communal lighting to make residents feel more secure while at home. The installation of double-glazed windows solved issues of mould, noise and cold risks posed by older single pane windows.

Axis also applied Prokol waterproofing to the front entrance roof, communal walkways, balconies, bin storage and electrical intake roofs to prevent any future water damage. Regular maintenance and restorations were carried out, such as the replacement of roof tiles and the repointing of concrete and brickwork. Chimney works and parapet remedials were completed as part of a programme of structural repairs.

The Coronavirus pandemic posed obvious challenges to the project. However, a team returned to the site in April 2020 after the resident liaison officer contacted each household to ask if residents would be happy with the project restarting within properties. Only two tenants could not agree due to shielding.

Accommodations were made for residents now working from home, as Axis’ on-site team agreed to carry out any noisy work at specified times. They also offered to stop work for a period of time, at the request of residents who had online meetings to attend.

The good work at Frithville Gardens has been recognised by some significant members within Hammersmith and Fulham Council, including the Chief Executive who noted:
